Role Purpose

The Commercial Manager leads all commercial activities across Building, Mechanical, and Electrical maintenance operations. The role ensures contractual compliance, protects margin, strengthens client relationships, and drives commercial performance across planned, reactive, and project‑based maintenance works.

Key Responsibilities

  • Commercial Leadership – Set and deliver commercial strategy for maintenance contracts, frameworks, and minor works.
  • Contract Management – Manage NEC, JCT, and maintenance‑specific contracts including SLAs, KPIs, variations, and compensation events.
  • Tendering & Pricing – Lead pricing for maintenance frameworks, term contracts, reactive call‑outs, and small works projects.
  • Cost Control – Oversee cost forecasting, labour productivity, subcontractor spend, and material usage.
  • Risk Management – Identify commercial risks across maintenance operations and implement mitigation strategies.
  • Client Relationship Management – Maintain strong relationships with public‑sector clients (EA, Health Trusts, Councils) and private‑sector FM partners.
  • Dispute Resolution – Manage early warnings, KPI disputes, SLA failures, and commercial negotiations.
  • People Leadership & Development – Support the development of the commercial function, establishing clear roles, responsibilities and ways of working. As the function develops, provide leadership, coaching and development to relevant team members, helping to build commercial capability across the wider business.

Skills & Competencies

  • NEC/JCT Expertise – Strong understanding of maintenance‑specific clauses, KPIs, SLAs, and change control.
  • Financial Acumen – Skilled in cost modelling, labour analysis, and maintenance contract forecasting.
  • Negotiation – Ability to negotiate variations, KPI disputes, and subcontractor terms.
  • Operational Awareness – Understanding of planned maintenance cycles, reactive workflows, and asset‑based service delivery.
  • Communication – Clear, professional, client‑ready communication style.
  • Leadership – Ability to influence operational teams and develop commercial capability.

Qualifications & Experience

  • Degree in Quantity Surveying, Commercial Management, or related discipline
  • 5 -10 years’ experience in Building/M&E maintenance or FM environments
  • Proven track record managing commercial performance on term maintenance contracts
  • Experience with public‑sector frameworks (EA, Health Trusts, Councils)
  • Strong understanding of subcontractor management and supply‑chain procurement
