Job Description

As a Junior Building Maintenance Contracts Manager, you will be expected to ensure that works are delivered safely, on programme, within budget and to the required quality and contractual standards. In your job role you provide strong technical knowledge to ensure contracts are delivered in compliance with Employers Requirements, specifications and drawings and highest standards within budget.

Main Duties and Responsibilities

  • Supporting the day-to-day management of maintenance and minor work contracts
  • Reviewing work orders, specifications, drawings and contractual requirements
  • Assisting with work programmes, sequencing and resource coordination
  • Monitoring progress against programmes and contractual deadlines
  • Coordingating multiple reactive and planned maintenance projects
  • Attending client, progress and coordination meetings
  • Preparing progress reports and updates for senior management
  • Supporting contract compliance and KPI monitoring
  • Preparing quotations, variations and financial reports
  • Monitoring labour, material and subcontractor costs
  • Identifying additional works, potential variations and commercial risks
  • Reviewing subcontractor quotations and payment applications
  • Monitoring subcontract performance, quality and programme
  • Ensuring subcontractor documentation, RAMS, insurance and competency records are complete
  • Supporting site inspections, audits, permits, isolations and temporary work requirements

Criteria

Essential Criteria

  • Experience in a building or construction role, with a proven background in managing projects from conception to completion
  • Excellent time-management skills and the ability to work effectively under pressure
  • Strong interpersonal and communication skills
  • Commercial awareness, including an understanding of cots and market trends.
  • Good knowledge of health & safety, environmental and quality systems
  • Strong organisational skills and attention to detail
  • Self-starter with a positive and professional attitude.
  • Strong technical and commercial awareness.
  • A reliable, honest and accountable approach to work
  • The ability to build positive relationships with clients, colleagues and subcontractors

Desirable

  • Degree, HNC/HND in Building Engineering or equivalent
  • Experience using specialist software such as Microsoft Project or Autodesk products
